The Blackland Prairie regime contains some of the highest shrink-swell soils in the United States, dominated by montmorillonite/smectite clays (Houston Black and Heiden series). In dry summer months, deep vertical shrinkage cracks (often 2 to 4 inches wide and several feet deep) open across the surface, pulling moisture deep into the subgrade. When saturated, these soils expand drastically, exerting tremendous heave pressures capable of fracturing standard slab-on-grade foundations and underground piping. In wet conditions, the clay transforms into slick, heavy "gumbo" that adheres to excavator buckets, clogs track frames, and eliminates traction. Digging in dry conditions requires heavy bucket breakout force due to rock-like soil cohesion. Building pad preparation routinely requires 4 to 8 feet of undercut and replacement with non-expansive select fill, or deep chemical stabilization with hydrated lime or cement slurry.
